1. Partner with an Agent to find your new home. According to NAR, Buyers typically searched for 10 weeks and looked at a median of 7 homes, and viewed 4 homes only online. This hasn’t changed since 2022. You are looking at an average of 41% of recent buyers who took their first step in the home-buying process to look online while 20% of buyers first contacted a real estate agent. Did you know that 90% of recent buyers found their real estate agent to be a very or somewhat useful information source.
Home Buyers checklist for buying a home is very important because agents can keep track of what we need to do step by step at a faster pace than buyers searching for 10 weeks online looking for a home.
2. Get Pre-Approved for a Loan, the reason why we want to get you pre-approved for a loan is that we want to look at a home so you can understand what you can afford. Remember we want to go through at a fast pace and to save alot of time for the buyers and the agents.
3. We find your new home, As an agent we search for the home you want to see. Not just that, We also go through our system to find you exactly what you need to look for. We have this tool called MLS. MLS is a Multiple Listing Service, which helps us look for the specific details of what the buyer need.
4. Make an Offer and Negotiate the terms, So what we basically do as an agent, we have this tool we can use to do a CMA to give an idea of what is a good offer to put in for the home they are looking for. Now CMA means Comparative Market Analysis. A CMA analyzes properties that are similar to the property you are trying to buy. An agent is going to help you put a strong offer to purchase the home the buyer wants. This does take skill and consideration. But the buyer have a choice of what they want to offer.
5. Under Contract Closing Day, we make sure to secure a home loan, order an appraisal, search title company, and schedule your closing. We want to make sure the buyer stays in close contact with their agent, lender, and title company.
6. Before you close, we want to transfer funds for closing. We need to reserve a moving company, and schedule a final walk-through of the house to make sure its in a clean and good condition.
7. What To Bring, You are going to bring a copy of the contract, your checkbook, and connect with your lender to wire down with the property.
8. Closing Day, Sign closing disclosure and all other documents. There is also Title Transfer, which is a part of the real estate transaction generally handled by lawyers and title companies and Deed Delivery. This is the day when you get your keys.
